Terms & Conditions

We regret that for the safety and comfort of all our guests:-

• we do not accept pets
• we do not permit smoking in either our home or cottage
• we do not accept responsibility for any loss, theft, damage or injury to guests or their property

We make every effort to ensure that our accommodation is available as quoted and described on our website, brochure and advertising but this must be confirmed at the time of booking. If we are unable to accommodate you as per booking due to force majeure (circumstance beyond our control) we will refund all payment made to us by you (no further payment will be due).

Cottage :- Bookings can be taken by telephone or email.
A non-refundable deposit of £50 is required to secure your chosen dates.
Confirmation and Balance Payment.
On receipt of your deposit we will confirm your reservation by email/letter. The balance will be due 6 weeks prior to your stay. For bookings made with less than 6 weeks notice full payment will be required at the time of booking. Cancellation must be made in writing. If less than 6 weeks notice is given prior to the stay date guests will be liable for the full rental cost, unless we are able to re-let. We therefore recommend that guests consider travel insurance.
Cottage lettings are usually weekly Friday to Friday and for short breaks Friday to Monday or Monday to Friday, commencing at 3pm and we kindly request that guests vacate by 10.30am on the day of leaving unless by prior arrangement, to allow us time to prepare for the next arrivals. Lettings are based on a maximum of 4 persons unless otherwise agreed prior to your stay. Guests are responsible for leaving the cottage and its' contents as at the start of their stay. Guests will be liable for the security of the cottage and its' contents for the duration of their stay and will be invoiced for any losses, damage or extra cleaning required.
Inventory and pre-arrival checks are done prior to every stay, please inform us of any shortcomings so we can rectify them as soon as possible. With this in mind we reserve the right to enter the property to carry out repairs.
